5 Tips to Getting Your Home Sold

1) You need the right price – No amount of marketing will make up for an unrealistic asking price. More advertising will only help sell your competitors home. Buyers look at more than one home when making a decision. Your advertising may get buyers in the front door but those buyers will also look at your competitors. If they are a better value then they will buy the competition.
2) Reality Needed – All sellers are at the mercy of the real estate market. The market dictates what your house is worth not you. In my experience in selling home most home owners believe their house is worth more than its true value. It does not matter what your home was worth in 2005. I would like to sell my Dell stock for $30 but right now it is only trading for $16. No one will pay me $30 if they can buy the same stock from someone else for $16. The same goes for your home.
3) Examine Your Competition – Ignore your ego or stubbornness and look at your competition. Make sure you look at your competitors with an open mind and through the eyes of a buyers. If you were a buyer would buy your own home for $300,000 when you can get a larger home, in better condition on a better lot for $275,000? If you would not do that why do expect others to?
4) Hire good representation – This is probably the largest financial transaction of your life. It is good to have professional representation. When you hire a Realtor make sure you get a good one. Let’s face it there are some bad Realtors out there. You could potentially be working with this person for a very long time (hopefully not). So make sure you mesh well with them.
5) Create a model home – Most people don’t want to buy a fixer upper and if they do they want a good price. Nice homes with a realistic price will sell. If you have the time, money and energy then fix your deferred maintenance and make your home as nice as possible.
The real estate market is currently very challenging. Follow these tips and you stand a better chance of selling your home. These tips work in both a bad and good real estate market.
